Parcel / deed verification
No authoritative parcel GIS integration. Entered IDs and drawn polygons are seller-provided. Assessor records do not establish title.
Ownership & liens
Private documents and admin review; acceptance and completion blocked until relevant authority and lien requirements are resolved.
Accounts, sign-in, onboarding, roles
Email/password, Google and Lovable sign-in. Landowner / buyer chosen once; admin assigned by an administrator.
Account verification
Administrators approve or reject accounts. Buyers must be verified to see private inventory.
Public / private data split
Enforced in the database: anonymous visitors receive only state, county and timber type.
Tract mapping & geodesic acreage
Satellite basemap (Esri World Imagery), tract and harvest-area polygons, access features.
GPS-tagged photos
Location read in your browser, then the file is re-encoded without EXIF before upload to private storage.
Listing moderation
Draft → pending verification → published by administrator.
Buyer district subscriptions
Four Mississippi districts at $99/month each (multi-district discounts set by admin). Requests are recorded; payment is NOT processed yet, so districts stay awaiting payment unless an admin grants pilot access.
Stripe billing
Webhook endpoint exists but returns 'not configured'. Simulated billing is never treated as payment.
Sealed bids & negotiation offers
Private offers, revisions, withdraw, accept/reject, server-side deadline enforcement and audit log.
Buyer transaction fees
$20/acre clearcut, $10/acre thinning, shown to buyers; due only from the successful buyer per qualifying fully signed sale contract. Unsuccessful bids pay nothing. Sellers are never charged. No collection is performed in the pilot.
Tract summary & draft contract
Printable drafts clearly labeled 'requires state legal review'. Not for execution.
Custom contracts & e-signature
